Playa Hermosa in Guanacaste, on Costa Rica's northern Pacific coast, has quietly become one of the country's most sought-after beach communities — and a new set of listings shows what owning a slice of it actually costs. Local agency Tres Amigos Realty has three properties on the market there right now, ranging from $575,000 to $795,000, all pitched at buyers who want a vacation home, retirement base or rental investment.

Two of the three sit in Hermosa del Mar, an upscale gated community a short walk from the sand. The first is a furnished second-floor condo of 1,757 square feet with two bedrooms and two bathrooms, an open-plan layout and a terrace looking over the pool, gardens and treetops. High ceilings, plenty of natural light, a covered terrace and a private fenced garden make it feel more like a house than an apartment, and it's sold furnished. The building adds video surveillance and backup generators to the gated-security package — practical touches in a region where power cuts occasionally happen.

The third option is a different proposition altogether. Love Me Tender is a single-level, three-bedroom home in Graceland, a private gated community on a peaceful hillside with ocean views. It has 2,340 square feet of living space on a lot of just over 1,000 square meters, lists at $795,000 and sits roughly 25 minutes from Liberia International Airport — a serious plus for anyone planning to split their time between countries or hand the property over to a rental program between visits.

Why should a traveller rather than a prospective resident care? Because Playa Hermosa is exactly the kind of place people visit once and start pricing property on the flight home. It's a calm, swim-friendly bay in Guanacaste, a short drive from the livelier hub of Playas del Coco and well served by Liberia's airport, which has direct flights from many US cities. Foreign buyers can own property in Costa Rica with the same rights as locals, and condos like these are typically rented out to tourists when owners aren't using them. Current listings also give you a realistic benchmark: a solid two-bedroom near the beach starts in the high $500k range, so if you see something dramatically cheaper, it's worth asking what's missing.

Anyone weighing a purchase should visit in person first — ideally in green season as well as dry — and check rental regulations, HOA fees and hurricane-adjacent insurance costs before committing.
